Building costs for lightweight construction start from $1500 per square metre.

Buildings with a good amount of thermal mass can cost around $2200 per square metre, measured externally.

For example, using the square metre price of $2200 a house of 150 square metres (approximately 15.6 squares) could cost $330,000, and

a house of 200 square metres (approximately 20.8 squares) could cost $440,000.

Note: these prices are for custom building in a range of materials.

INCLUDED IN THE PRICE

The following things are included in this price:

• External walls in a range of materials such as timber, strawbale, brick veneer.

• Colorbond roofing including eaves.

• Concrete raft slab.

• Concrete paving to perimeter of building.

• Laminate Kitchen.

• Built in Robes to Bedrooms.

• Double glazed cedar casement windows & doors with seals.

• Insect screens to all open able windows & external doors.

• R6.5 roof/ceiling insulation.

• R10 wall insulation to strawbale walls (R4.5 conservative rating in FirstRate software).

• Painting.

• Plumbing fittings including shower screens.

• Light fittings.

• Appliances: electric oven, cook top, range hood ducted to outside, dishwasher.

• Wood Heater.

• Solar Hot Water service.

• 23,000 Litre water tank & pump.

• Grey-water recycling for toilet flushing or treatment plant.

• 3 Threaded garden taps.

NOT INCLUDED

• Professional fees are not included. A quotation can be provided after discussion of your requirements.

• On rural properties, the costs of providing infrastructure such as water tanks, waste treatment plants, power supply, and site works can add significantly to the project cost.

• The following items may be required for your new home, and are not included in the square metre price estimated above:

• Curtains, drapes and blinds.

• Floor coverings.

• Carport or garage.

• Connections: power, gas, phone water, sewer.

• Site works.

• Landscaping.

• Termite protection.
